What this is, and how it works.
DholeraHelp answers questions about Dholera SIR and names its sources. You ask something, you get a plain answer, and every number in that answer says where it came from and how solid it is. This page explains where the material comes from, what the labels mean, and what we refuse to publish.
Independent and neutral
We do not sell plots, we take no commission from developers, we do not rank developers, and we do not give investment advice. Where a developer or a project is listed, that is a dated reference and nothing more. It is never a recommendation. Anything written here about how to buy describes the process, it does not tell you to buy.
Sources and method
Every answer is written from a fixed set of source documents rather than from memory, and each source is graded. Grading matters because a government press release and a property blog do not deserve the same weight.
- Official. The Dholera SIR site run by the Gujarat government, press releases from PIB, which is the government's own press bureau, the NICDC delivery-monitoring report, the sanctioned development plan published by DSIRDA, the Dholera authority, the quarterly solar parks report from the Central Electricity Authority, statements from Tata Electronics and Tata Power, and GujRERA, the state property regulator.
- Press, single source. National and trade coverage, always cited with its date so you can judge how old it is.
- Background reference. Wikipedia and the Census, used only for context, never for a load-bearing figure.
How figures are labelled
Every number on the site carries one of three labels, so that nothing reads as more certain than it actually is:
- DURABLE means the figure has been checked against a reliable source and is unlikely to change.
- REPORTED means one source published it on the date shown. It may well be right, but it has not been confirmed elsewhere.
- TARGET means somebody has announced an intention. It has not happened. A targeted airport opening date is never shown as an opening.
When we do not know
If a fact is not in the source material, or only turns up on broker listings, the page says "not verified yet" instead of guessing. There are specific things we have chosen not to publish for exactly this reason. We do not print a list of the names of the 22 villages, because the lists in circulation contradict each other and some include villages in other districts. We do not print land-use percentages by zone, a plot price presented as market fact, any figure for how much your money will grow, or a firm airport opening date. In each case the reliable data does not exist yet.

Before you buy anything, check four things for that specific plot: the GUJRERA registration number, whether the land has N.A. status, meaning it has been converted from agricultural to non-agricultural use, whether the layout is approved by DSIRDA, the Dholera authority, and whether the title is clear. Get independent legal help to do it. We are not connected to any government body or any developer.
