N.A. status is one of the most important words in a Dholera title, and one of the most abused in Dholera marketing. Here is what it means and why it protects you.

What N.A. means

N.A. means Non-Agricultural status. Agricultural land must be converted to Non-Agricultural before legal construction. Land inside an approved TP scheme is treated as N.A. by Gujarat rule. DURABLE A common red flag is agricultural land marketed as being in the SIR without N.A. status, so always confirm N.A. before buying.

How conversion works

Agricultural land must be converted to Non-Agricultural (N.A.) before legal construction. Land inside an approved Town Planning scheme is treated as N.A. by Gujarat rule, so plots in a sanctioned TP scheme carry that status. DURABLE For land outside a TP scheme, N.A. conversion is a separate approval you should confirm is completed before buying. Do not rely on a seller's claim; verify the N.A. order.

TP schemes and N.A.

A Town Planning (TP) scheme is a Gujarat planning mechanism that pools and reconstitutes land parcels into a serviced layout with roads, utilities and reserved public land, assigning each owner a Final Plot. DURABLE Dholera has six TP schemes (TP1 to TP6), all draft-sanctioned; land inside a sanctioned TP scheme is treated as N.A. for construction.
