Everyone wants a number. The honest answer is that there is no official per-plot price in Dholera, only an indicative broker range that moves. Here is how to think about price without being misled.

There is no official price

One official per-village number does exist, and it is not a market price. It is the jantri rate, the state's minimum valuation used to compute stamp duty, and you can read the jantri land rates for all 22 notified Dholera villages, printed from the Annual Statement of Rates rather than take a broker's word for the floor. Read it as a legal floor from the 2011 edition still in force, not as an estimate of what land changes hands for today.
