Living in Dholera: The Vision vs Today
Dholera is designed to be a calm, connected, sustainable place to live. It is also still early as an actual residential city. This guide holds both truths at once.
The livability vision
The plan is an IoT-managed, solar-powered green-grid city with residential, commercial and recreational zones close together, and an ICCC running utilities and safety. TARGET This is the vision: residential habitation is still early, since the city is in build-out, so day-to-day livability today is limited. REPORTED
Utilities and services
Almost everything written about Dholera livability is in the future tense, so it is worth reading one thing written in the present tense. A village-by-village ledger of the schools, health facilities and amenities recorded in the 22 notified villages counts three Primary Health Centres operating in Dholera taluka and no Community Health Centre anywhere in it, each entry carrying the date of the government list it came from.
In the Activation Area, the reported build includes underground utilities (power, ICT and fibre ducts, piped natural gas, potable water with smart meters and leak detection), a recycled-water network, stormwater into a 6.5 km canal, a water treatment plant of about 50 MLD, and about 72 km of internal roads (18 to 70 m wide) with pedestrian and cycle lanes and a reserved rapid-transit corridor. REPORTED
The Integrated Command and Control Centre in the ABCD building runs utilities and safety. Some promoted features (a common walkable utility tunnel, district cooling) are not officially confirmed, so we flag them as promotional.
The master plan reserves zones for public facilities, education and healthcare, but the pack does not confirm operational schools or hospitals inside the SIR yet, since residential build-out is still early. REPORTED For present-day services, nearby towns and Ahmedabad are the practical reference. We do not claim specific facilities that are not sourced.
Live or invest today
Today Dholera is much earlier as a place to live than as a long-horizon land play, because residential habitation is still limited while the city is in build-out. REPORTED The livability vision (green grid, close-together zones, ICCC-managed utilities) is real as a plan, and the Activation Area carries the trunk infrastructure, but a fully populated residential city does not exist yet. If you want to live there soon, weigh current on-ground services carefully. Not advice.
Getting around
Today, the main route is by road from Ahmedabad via the Ahmedabad-Dholera Expressway (reported operational since March 2026), a drive of roughly 40 minutes to 1 hour. REPORTED The airport (targeted late 2026) and the semi-high-speed rail (targeted 2030-31) are not yet operational, so road is the practical option now. TARGET
